  • Resident Screening

    Screening your tenants is one of the biggest factors that will determine how successful your landlord experience will be. We take tenant screening very seriously, and have ALL tenants fill out extensive rental applications. Application results are presented to you as the homeowner, and you have the final say of approval or denial.

    We want to make sure you get paid on time, every time. We collect your tenant’s rent electronically via ACH, deduct the management fee, and then transfer you the balance once the funds clear. It’s that simple. 

    If you have an invoice for repairs or for other agreed upon services (ie. pest control, pool care, etc.), we deduct those costs from the tenant’s rent before transferring the balance to you. With our comprehensive and automated accounting software, this causes NO delays in receiving your funds after the transfer is made. This ensures you receive your funds quickly, and you don’t have to submit payment to any vendors yourself.

  • Service Department

    We have a full-time Service Department whose singular function is to serve Owners & Residents with maintenance requests. Our property managers are excellent at assisting with service needs, but our dedicated Service Department ensures you get a quick, thorough reply when needs arise. Your tenant receives their direct contact information when they take occupancy which ensures speedy and efficient service starting Day 1. 

    In addition, we have a 24/7 emergency phone system with live agents who have direct access to your property’s file 365 days of the year. From an unexpected pipe leak to a failed hot water heater, emergency items are addressed same-day, every time.

    5-Star Vendors

    We have a portfolio of licensed and insured vendors who are on standby to service your property. Better yet, we don’t take ANY profits from maintenance invoices, even if they are our preferred vendor. Rest assured that we are only using our preferred vendors because we know they will take exceptional care of your property. 

    Do you have a preferred AC vendor? Great, just let us know! We’ll add them to your file and ensure they are dispatched first when needs arise.

  • Inspections

    Routine inspections are expected with property management services, and we have you covered! Regular inspections are completed for every home in our management portfolio.

    What sets us apart? Our own Director of Property Management completes these inspections, NOT a third-party or virtual service completed by the tenants. These detailed visits give us the chance to make certain that your home is being cared for on the level it deserves.

Max Holmes

Director, Property Management Division

Max was born and raised in the Jacksonville area where he graduated from Providence School of Jacksonville. He played baseball in college at the University of South Florida where he received his BS in Management. After his playing career ended, Max coached at USF for one year while earning his MS in Finance. He then began his professional career at Goldman Sachs in South Florida before deciding to return to Jacksonville with Hover Girl Properties.
